Our story

A cleaning company that grew up on hard sites.

THNZL Services started in Adelaide cleaning display homes for local builders — work where the standard is set by a buyer walking through slowly and looking closely. That's a useful place to learn a trade, because it teaches you that the detail is the job.

Five-plus years on, we work with banks, universities, government offices, national retailers and industrial operators, and we still clean display villages every week. What changed is scale: a vetted network of more than fifty cleaners that lets us take on multi-site contracts across Australia without handing your building to a stranger.

What hasn't changed is the accountability. We're not a franchise and we're not a broker passing your site to whoever bid lowest this month. Every contract has a named client manager, a documented scope and a supervisor who physically walks the site.

What we won't do

We won't quote a price we can only hold by cutting hours off the site later. We won't put cleaners on arrangements that don't meet Australian fair work standards, because that exposure eventually lands on the building owner as much as on us. And we won't tell you a stain will come out when we can see that it's dye damage.

That occasionally costs us a job against a cheaper quote. It's also why the sites we win tend to stay with us.

Why THNZL

What sites actually notice.

Not promises — the operational details that make a contract easy to keep.

Same crew, every visit

We don't rotate strangers through your building. Cleaners are vetted and assigned to a site, so the people who know your floor plan are the ones who keep coming back.

Compliant contractor agreements

Every cleaner works under a documented arrangement built to meet Australian fair work standards, so your site isn't carrying sham-contracting risk on someone else's behalf.

We own our equipment

Carpet extractors, ride-on scrubbers, pressure washers and steam units are all ours. No job waits on a hire depot, and the machine that worked last month works this month.

Considered product choices

We pick products on effectiveness and impact, and we'll happily change the chemistry for childcare, healthcare or food-handling areas where it matters.

Nationwide reach, Adelaide roots

Grown from an Adelaide base into a network covering sites across Australia — multi-state contracts still get one client manager and one phone number.

Clear scope, clear cost

The quote sets out exactly what's included before anyone starts. No hidden fees, no line items that appear on the invoice for the first time.

Our machines

Everything we use, we own.

A full fleet maintained by the people who operate it.

  • Hot-water carpet extractors
  • Walk-behind and ride-on floor scrubbers
  • High-pressure washers
  • Upholstery steam cleaners
  • Vehicle interior steam units
  • Industrial wet and dry vacuums
  • Water-fed window cleaning poles
  • Rotary floor machines and buffers

Why it matters

Hired equipment means whatever the depot has left, in whatever condition the last hirer returned it, available only in the depot's opening hours. Owning the fleet means the machine that worked on your site last month is the machine that turns up this month.

How it works

From enquiry to first clean.

Five steps, no mystery. You know what happens next at every stage.

01

Request a quote

Send the site details or call us. No call centre — you speak to the people who run the crews.

02

Site assessment

We walk the site, note access hours, hazards and the areas that actually get dirty.

03

Tailored scope

You get a written scope and a fixed price. Everything included is on the page before work starts.

04

Scheduled cleaning

Your assigned crew starts on the agreed date and keeps the same faces on the roster.

05

Quality check-in

Your client manager reviews the site with you and adjusts the scope as the building changes.

Want to talk to the people who run the crews?

No call centre and no sales team — you'll speak to someone who can actually change a roster.
