Service 09 — Floor Scrubbing
Machine floor scrubbing for hard floors at scale
Mopping a warehouse is a losing battle — it moves the dirty water around and leaves the grout lines untouched. Large hard floors need machines, and we own them.

Overview
About our floor scrubbing.
Hard floors get grey rather than dirty. Traffic film builds evenly across the whole surface, so there's no obvious contrast to notice, and the floor just gradually stops reflecting light. Grout lines and the textured parts of the slab hold soil that a mop head slides straight over.
Machine scrubbing applies solution, agitates with a rotating brush or pad, and vacuums the dirty water straight back up in one pass. That last part is what a mop can't do — a mop re-deposits most of what it lifts. Our fleet runs from walk-behind machines for retail floors and corridors up to ride-on scrubbers for warehouse and distribution-centre slabs.
Where a vinyl or sealed floor has lost its coating entirely, scrubbing alone won't bring it back. Those need stripping back to the substrate and resealing, which we quote separately because it's a different job with a different cure time.
Scrubbing cleans the floor you have. Stripping and sealing replaces the protective coating on top of it. If your vinyl looks dull straight after a good clean, the sealer has worn through and no amount of scrubbing will fix it — we'll tell you which one your floor actually needs.
Scope
What our floor scrubbing includes.
Everything below is written into the quote before anyone starts work.
Warehouse and hardstand
Ride-on scrubbing across large concrete slabs, racking aisles and distribution floors.
Retail and showroom floors
Trading-floor scrubbing scheduled overnight so the floor is dry and presentable at open.
Tile and grout
Machine scrubbing with grout-appropriate brushes to lift the soil that mopping never reaches.
Vinyl and safety flooring
Scrubbing tuned to vinyl, and to the textured safety flooring used in kitchens and wet areas.
Strip and seal
Old coatings stripped back and fresh sealer applied where the finish is beyond recovery.
Concrete degreasing
Oil and grease lifted from workshop, dock and plant-room floors with heavy-duty chemistry.
Burnishing and polishing
High-speed buffing to restore gloss on sealed and polished floors between scrubs.
Line marking clean-up
Careful work around aisle markings and safety lines so they aren't scrubbed away.
Edges and corners
Hand detailing where a machine can't reach, so the floor doesn't have a dirty border.
Why us
Why sites book floor scrubbing with THNZL.
Ride-on and walk-behind
The right machine for the area. A ride-on covers a warehouse in a fraction of the time a walk-behind takes.
Dirty water removed
Scrubbers vacuum the solution back up in the same pass rather than pushing it into the grout lines.
Fast return to service
Floors are damp, not flooded, and are typically walkable within the hour.
Right chemistry per floor
Polished concrete, vinyl, sealed timber and safety flooring each get products that won't damage the finish.
The payoff
What you get out of it.
Genuine slip control
A degreased, properly scrubbed floor is measurably safer, and scheduled cleaning documents that control.
Coatings last longer
Removing abrasive grit protects sealer and slows the cycle back to a full strip and reseal.
A brighter building
Clean hard floors reflect light — the same warehouse feels better lit without touching a fitting.
Faster than manual
A ride-on covers ground no mop crew can match, which is why large sites cost less to machine-clean.

FAQs
Floor Scrubbing — your questions.
How is machine scrubbing better than mopping?
A mop spreads a diminishing amount of dirty water around and leaves the soil sitting in low points and grout lines. A scrubber lays down clean solution, agitates mechanically, then vacuums the dirty water off the floor entirely. On any area over a few hundred square metres it's also considerably faster.
How long until we can walk on it?
Usually under an hour — scrubbers recover most of the water as they go. A full strip and seal is different: the new coating needs several hours to cure and shouldn't take heavy traffic for 24 hours, which is why those jobs are scheduled over weekends.
Can you scrub polished concrete?
Yes. Polished concrete responds very well to regular machine scrubbing with a neutral cleaner, and that's what keeps the polish looking right. Harsh or acidic products will dull it permanently, so the chemistry matters more than the machine on this one.
Do you strip and seal vinyl floors?
Yes. When the sealer has worn through — the floor looks dull immediately after cleaning, or shows black scuffing that won't lift — the old coating gets stripped back and new sealer applied in coats. It's a weekend job because of the cure time.
Can you work around our operations?
Yes. Warehouses generally get done aisle by aisle around picking, and retail floors overnight. For sites running continuously we section the work so there's always a clear route through.
