Service 07 — Pressure Washing

Commercial pressure washing and exterior cleaning

Concrete, pavers and cladding collect grime so gradually that nobody notices until a section gets washed. We clean exterior hard surfaces at the pressure the surface can actually take.

Overview

About our pressure washing.

Exterior surfaces build up a mix that resists sweeping entirely: traffic film, oil drip, algae in the shaded strips, chewing gum, lichen on the north face, and in Adelaide's coastal suburbs a salt component that accelerates all of it. Pressure washing is the only practical way to remove it at scale.

The part that matters is pressure control. Rendered walls, painted surfaces, tiles, timber decking and old mortar all fail at pressures that concrete shrugs off — and a stripe of damage from an over-pressured lance is far more expensive than the clean was. We match the nozzle and pressure to the substrate, and use surface cleaners rather than a bare wand on large flat areas so the finish is even instead of striped.

Typical jobs run from a monthly retail entry wash-down, through car park and loading dock cleaning scheduled overnight, to one-off restoration of a facade or car park that's had a decade of neglect.

Where the water goes

Wash water carrying oil, detergent or sediment shouldn't be run into a stormwater drain. On sites where that's a factor we contain and manage runoff appropriately — worth raising early, because it affects both the method and the quote.

Scope

What our pressure washing includes.

Everything below is written into the quote before anyone starts work.

01

Car parks and hardstand

Full car park decks, bays and access roads cleaned with surface machines for an even finish.

02

Driveways and walkways

Concrete, pavers, aggregate and tiled paths cleaned of traffic film, algae and moss.

03

Loading docks and yards

The heavy-grime areas — oil, rubber, spillage residue and pallet marks around dock levellers.

04

Building exteriors

Render, brick, cladding and painted walls washed at surface-appropriate low pressure.

05

Entryways and forecourts

Retail and office entries cleaned before trading, including the gum that accumulates at the door.

06

Bin areas and compounds

Waste enclosures degreased, washed and deodorised — usually the worst-smelling part of a site.

07

Gum and oil stain removal

Targeted treatment for chewing gum and oil drip that plain water pressure doesn't shift.

08

Awnings, signage and shade

Overhead structures, awnings and signage cleaned of dust, bird mess and cobwebs.

09

Graffiti removal

Paint and marker removed from suitable substrates, with anti-graffiti coating available afterwards.

Why us

Why sites book pressure washing with THNZL.

Pressure matched to substrate

Render, timber and paint get low pressure and the right chemistry. We don't run one setting across every surface.

Even finish, no stripes

Rotary surface cleaners on flat areas produce a consistent result rather than visible wand passes.

Our own units

Commercial-grade machines we own and service, so a booking doesn't depend on hire availability.

Scheduled out of hours

Car parks and docks cleaned overnight or on weekends when the area is empty and access is easy.

The payoff

What you get out of it.

01

A frontage that reads as maintained

Nothing ages a building faster than a stained entry — and nothing reverses it as quickly.

02

Lower slip risk

Algae and grease films on paths and docks are a genuine WHS hazard, and removing them is documented control.

03

Longer surface life

Removing salt, moss and organic growth slows the deterioration of concrete, mortar and coatings.

04

Cheaper than resurfacing

Restoring a car park deck by cleaning costs a fraction of what resealing it does.

Five steps, no mystery. You know what happens next at every stage.

Your client manager reviews the site with you and adjusts the scope as the building changes.

FAQs

Pressure Washing — your questions.

Will pressure washing damage my surfaces?

Not when the pressure is matched to the material. That's the whole skill. Concrete and hardstand tolerate high pressure; render, paint, timber and aged mortar need low pressure and chemistry doing the work. We assess the substrate before choosing a method.

Can you remove oil stains from concrete?

Significantly, and often completely if they're recent. Oil that has soaked deep into porous concrete over years leaves a shadow — degreasing and hot pressure lifts most of it but total removal isn't always possible. We'll tell you what to expect from your particular slab.

Do you clean car parks overnight?

Yes, and it's usually the sensible option. An empty deck cleans faster, the finish is better without cars to work around, and nobody has to move. We schedule multi-level car parks level by level across a night or a weekend.

How often should exterior areas be cleaned?

Retail entries and high-traffic forecourts do well monthly or quarterly. Car parks and loading docks generally run twice a year. Facades are typically annual. Coastal sites and anything under trees need a tighter cycle.

Do you need water and power on site?

Usually just a standard tap and power point. If the site has neither, or if wash-water containment is required, we bring our own supply and manage it — mention it when you request the quote so it's priced in properly.
