Overview

About our ongoing cleaning.

Most cleaning contracts fail the same way. The first month is excellent, then the good cleaner gets moved to a new site, a subcontractor sends whoever is free, and six months later you are chasing someone about the bins again. The problem is almost never the cleaning — it's the churn.

We run ongoing contracts by assigning a named crew to your site and keeping them there. They learn which meeting room gets used hardest, which door sticks, where the loading dock key lives. That knowledge is the difference between a site that gets cleaned and a site that gets looked after.

Every contract starts with a written scope: room by room, task by task, with the frequency next to each line. You know what you're buying, our supervisor knows what to check, and when the building's needs change we vary the scope in writing rather than letting it drift.

THNZL cleaner servicing an Adelaide office under an ongoing contract
Named contact, not a call centre

You get a client manager with a direct number and a supervisor who walks your site. When something needs fixing you talk to a person who can actually change the roster, not a ticket queue in another state.

Scope

What our ongoing cleaning includes.

Everything below is written into the quote before anyone starts work.

01

Written room-by-room scope

Every area and task documented with its frequency, agreed before the contract starts.

02

General office cleaning

Desks, workstations, meeting rooms, breakout areas and reception cleaned to the agreed cycle.

03

Washroom servicing

Sanitising, restocking and deep-clean cycles — the area that determines how a building is judged.

04

Kitchen and breakout areas

Benches, sinks, appliances, fridges and the bin runs nobody wants to own.

05

Floor care

Vacuuming, mopping and scheduled machine work rotated through on their own frequency.

06

High-touch disinfection

Door furniture, switches, rails, lift buttons and shared equipment on every visit.

07

Waste and recycling

Internal bins collected and consolidated to your waste contractor's collection points.

08

Consumables management

We track and restock hand towel, soap and paper so you're never the one who noticed first.

09

Periodic works

Carpet extraction, window cleaning and floor scrubbing scheduled into the contract at set intervals.

Why us

Why sites book ongoing cleaning with THNZL.

An assigned crew

The same people every visit. Continuity is the single biggest predictor of whether a cleaning contract holds up.

Supervisor site walks

A supervisor checks the work against the written scope, so problems get found before you find them.

Fixed, itemised pricing

One monthly figure covering an agreed scope. Variations are quoted and approved, never slipped onto an invoice.

Periodic work included

Carpets, glass and hard floors folded into the contract on their own cycle instead of being forgotten.

Compliant workforce

Documented, fair-work-compliant contractor agreements mean your site isn't inheriting someone else's exposure.

Scales to multiple sites

One contract, one manager and one invoice across a portfolio, whether it's three tenancies or thirty.

The payoff

What you get out of it.

01

Nothing to manage

No rostering, no recruitment, no chasing sick leave — the crew arrives whether or not you thought about it.

02

Predictable budget

A fixed monthly cost that finance can plan around, with no seasonal spikes for periodic work.

03

Consistent standard

The same people to the same written scope produces a result that doesn't drift month to month.

04

One point of contact

Every question about every site goes to one client manager who knows the answer.

How it works

From enquiry to first clean.

Five steps, no mystery. You know what happens next at every stage.

01

Request a quote

Send the site details or call us. No call centre — you speak to the people who run the crews.

02

Site assessment

We walk the site, note access hours, hazards and the areas that actually get dirty.

03

Tailored scope

You get a written scope and a fixed price. Everything included is on the page before work starts.

04

Scheduled cleaning

Your assigned crew starts on the agreed date and keeps the same faces on the roster.

05

Quality check-in

Your client manager reviews the site with you and adjusts the scope as the building changes.

FAQs

Ongoing Cleaning — your questions.

What frequency do most sites need?

Offices with 20-plus staff usually run daily or five-nights-a-week. Smaller tenancies often work well on two or three visits a week with a heavier weekly clean. Warehouses and low-traffic sites can be weekly or fortnightly. We recommend a frequency at the site assessment based on headcount and traffic, not on what makes the quote look good.

Are contracts locked into a long term?

We work on straightforward terms with a fair notice period on both sides. We'd rather keep a site because the work is good than because the paperwork traps you. Term and notice are set out clearly before you sign.

Can you clean outside our business hours?

Yes, and most contracts do. Early morning before open, evenings after close, or overnight for sites that can't have cleaners on the floor during trading. Access arrangements — keys, alarm codes, sign-in — are agreed in writing at setup.

What happens if our regular cleaner is sick?

The operations manager reallocates from the network and the supervisor briefs the replacement on your site's scope before the shift. You get cover, not a cancelled visit — and your regular crew comes back.

Can we change the scope later?

Yes. Buildings change — you take another floor, a team moves out, a meeting room becomes a lab. We vary the scope in writing with the price adjustment shown, so there's never a question about what changed or what it cost.

Do you supply consumables?

We can. Most clients have us manage hand towel, toilet paper and soap because it removes another thing to monitor. It's quoted separately from the labour so you can see exactly what the consumables cost.
