Overview

Office Cleaning done properly.

An office is judged on three things: the washroom, the kitchen and the front-of-house floor. Get those consistently right and nobody thinks about cleaning at all, which is the actual goal. Get them wrong and it becomes a recurring item in every management meeting.

We clean Adelaide offices from single-floor tenancies through to multi-storey buildings, on a scope written room by room with a frequency against each task. Your crew is assigned to your site rather than rotated, so they learn which meeting rooms get hammered, which bins fill fastest, and where the after-hours access actually works.

Most office contracts run before 8am or after 6pm. Periodic work — carpet extraction, window cleaning, hard floor machine work — is scheduled into the contract on its own cycle so it happens without anyone having to remember it.

Washrooms decide it

In our experience, the washroom is what determines whether staff think the building is clean. It's the first place we check on a supervisor walk and the last thing we'd ever let slip on a scope.

Scope

What we cover on site.

Written into the contract room by room, with a frequency against every line.

01

Workstations and desks

Surfaces, screens and shared desk equipment cleaned to the agreed cycle, working around personal items.

02

Reception and front of house

The area every visitor forms an opinion in — glass, seating, floors and surfaces done every visit.

03

Meeting and board rooms

Tables, chairs, glass partitions and AV surfaces reset so a room is always ready to walk into.

04

Washrooms

Sanitising, restocking, descaling and periodic deep cleans on a tighter frequency than anything else.

05

Kitchens and breakout

Benches, sinks, appliances, fridges, microwaves and the bins that nobody wants to own.

06

Floors

Vacuuming and mopping every visit, with carpet extraction and hard floor machine work on cycle.

07

High-touch points

Door furniture, switches, rails, lift buttons and shared equipment disinfected each visit.

08

Internal glass

Partitions, meeting room walls and entry doors kept free of the fingerprints that build up fast.

09

Waste and recycling

Internal bins run out and consolidated to your building's collection points.

Why THNZL

What sites actually notice.

Not promises — the operational details that make a contract easy to keep.

Same crew, every visit

We don't rotate strangers through your building. Cleaners are vetted and assigned to a site, so the people who know your floor plan are the ones who keep coming back.

Compliant contractor agreements

Every cleaner works under a documented arrangement built to meet Australian fair work standards, so your site isn't carrying sham-contracting risk on someone else's behalf.

We own our equipment

Carpet extractors, ride-on scrubbers, pressure washers and steam units are all ours. No job waits on a hire depot, and the machine that worked last month works this month.

Considered product choices

We pick products on effectiveness and impact, and we'll happily change the chemistry for childcare, healthcare or food-handling areas where it matters.

Nationwide reach, Adelaide roots

Grown from an Adelaide base into a network covering sites across Australia — multi-state contracts still get one client manager and one phone number.

Clear scope, clear cost

The quote sets out exactly what's included before anyone starts. No hidden fees, no line items that appear on the invoice for the first time.

How it works

From enquiry to first clean.

Five steps, no mystery. You know what happens next at every stage.

01

Request a quote

Send the site details or call us. No call centre — you speak to the people who run the crews.

02

Site assessment

We walk the site, note access hours, hazards and the areas that actually get dirty.

03

Tailored scope

You get a written scope and a fixed price. Everything included is on the page before work starts.

04

Scheduled cleaning

Your assigned crew starts on the agreed date and keeps the same faces on the roster.

05

Quality check-in

Your client manager reviews the site with you and adjusts the scope as the building changes.

FAQs

Office Cleaning — your questions.

Do you clean offices after hours?

Most of our office contracts run outside business hours — early morning before staff arrive or evenings after close. Access arrangements, keys, alarm codes and building sign-in are all agreed in writing when the contract is set up.

How often does an office need cleaning?

Offices with 20-plus staff usually run daily or five nights a week. Smaller tenancies often work well on two or three visits with a heavier weekly clean. Washrooms and kitchens generally need more frequency than the general floor plate, and we scope them separately.

Do you clean staff desks?

We clean desk surfaces and shared equipment. We work around personal items rather than moving them, which most offices prefer. If you want a full clear-desk clean, that's easy to scope — it just needs a clear-desk policy behind it to be workable.

Can one contract cover several offices?

Yes. Multi-site portfolios get one client manager, one contract and one invoice, whether the sites are across Adelaide or across states. Each site still gets its own assigned crew and its own written scope.

Are your cleaners police-checked?

Police-checked crews are available, and for many corporate, government and banking tenancies they're standard. Tell us your requirement with the enquiry and we'll confirm documentation with the quote.
