Service 04 — End of Lease Cleaning
End of lease cleaning, done to the condition report
An exit clean isn't judged on how it looks. It's judged against a condition report by someone holding your bond. We clean to that document.

Overview
About our end of lease cleaning.
The reason exit cleans fail is almost always the same: the visible surfaces got done and the checklist items didn't. Oven racks, rangehood filters, window tracks, the top of the pantry door, skirting behind where the couch was. An agent inspects with a list, and a list is what we work from.
We handle both ends of the market — commercial tenancies being handed back to a landlord, and residential properties at the end of a lease. Commercial exits usually involve stripping a fit-out's worth of accumulated grime, machine-scrubbing hard floors and extracting carpet to make-good standard. Residential is the classic detailed bond clean.
Book us for the day after the property is empty. An exit clean done around furniture and boxes is an exit clean that gets half-done, and the first inspection is the one worth passing.
If you have the entry condition report or the agent's exit checklist, send it with the booking. We'll clean against that document specifically, which is a far better guarantee than a generic checklist covering a property nobody has seen.

Why us
Why sites book end of lease cleaning with THNZL.
Cleaned to the checklist
We work from the agent's condition report where you have one, so nothing on the list is a surprise at inspection.
Equipment on the truck
Carpet extraction and floor scrubbing happen the same day rather than needing a second contractor and a second booking.
Commercial and residential
One provider for a warehouse make-good or a two-bedroom unit, with the same attention to the checklist.
Timed to your handover
We schedule around your keys date so the property is inspected clean, not cleaned a week early and dusty again.
The payoff
What you get out of it.
Bond returned
The overwhelming majority of bond disputes are about cleaning. A documented exit clean removes the argument.
One contractor
Carpets, hard floors, glass and detail in a single booking instead of coordinating three trades.
Time back
Moving out is already a full week of work. This is the part that's genuinely worth handing to someone else.
Handover on schedule
A clean that's ready when the agent is means the keys change hands on the date you agreed.
How it works
From enquiry to first clean.
Five steps, no mystery. You know what happens next at every stage.

FAQs
End of Lease Cleaning — your questions.
Does an end of lease clean guarantee my bond back?
Cleaning is the part we control, and we clean to the condition report. Bond is also affected by damage, repairs, gardens and unpaid rent, which sit outside a cleaning contract. What we can tell you is that if the agent flags a cleaning item from our scope, we'll come back and address it.
Should the property be empty first?
Yes. Book us for after the furniture and boxes are out. Cleaning around belongings means the areas underneath and behind them don't get done, and those are exactly the places an exit inspection looks.
Is carpet cleaning included?
It's quoted as part of the job rather than assumed, because not every property needs it. Many commercial leases and most residential agreements require professional carpet cleaning at exit — if yours does, we do it the same day with our own extractors.
How long does an exit clean take?
A small unit is typically half a day. A family home runs a full day. Commercial tenancies depend entirely on floor area and what the fit-out left behind — we quote after seeing the site or a detailed floor plan.
Do you clean commercial make-goods?
Yes. Make-good cleaning is a regular part of our work — stripping the grime a fit-out accumulates, removing adhesive and signage residue, machine-scrubbing hard floors and getting a tenancy back to the standard the lease specifies.
