Service 08 — Deep Cleaning

Commercial deep cleaning and site resets

Overview

About our deep cleaning.

Routine cleaning maintains a standard; it doesn't create one. If a site has been under-serviced, changed hands, or just accumulated three years of the things that were never in scope, a regular visit won't catch up. It needs a reset.

A deep clean is structured top-down: light fittings, vents and high surfaces first, then walls, joinery and fixtures, then everything at floor level, finishing with machine work on the hard floors and extraction on the carpet. Doing it in that order matters — clean a floor first and you'll be cleaning it again after the ceiling vents come down.

The most common reasons clients book one are taking on a new tenancy and wanting a documented baseline, coming out of a period with a cleaner who wasn't performing, preparing for an audit or inspection, or resetting a site before a new ongoing contract starts.

Top-to-bottom commercial deep clean in progress
A baseline worth starting from

Where a deep clean leads into an ongoing contract, it does double duty: the site is brought up to standard, and the scope for the ongoing work gets written against a building we've now been through room by room rather than one we've walked once.

Scope

What our deep cleaning includes.

Everything below is written into the quote before anyone starts work.

01

High-level detail

Light fittings, ceiling vents, ducting faces, sprinkler heads, tops of partitions and cornices.

02

Walls and joinery

Wall washing and spot cleaning, doors, frames, skirting, architraves and built-in cabinetry inside and out.

03

Full washroom reset

Descaling, grout scrubbing, fixture polishing, partition cleaning and exhaust vent washing.

04

Kitchens and breakout

Appliances inside and out, rangehood filters, splashbacks, cupboards emptied and wiped, fridge seals.

05

Hard floor machine work

Scrubbing, and stripping and resealing where the existing finish is past recovery.

06

Carpet extraction

Full hot-water extraction across carpeted areas, not just the visible traffic lanes.

07

Glass throughout

Internal glass, partitions, reachable external panes, plus tracks and sills.

08

Furniture and equipment

Desks, task chairs, workstation screens and shared equipment cleaned individually.

09

Behind and beneath

Under and behind furniture, inside cupboards, and the corners a maintenance clean never has time for.

Why us

Why sites book deep cleaning with THNZL.

Top-down sequencing

Work runs ceiling to floor so nothing clean gets re-dirtied by the next stage.

Everything in one visit

Carpet, hard floors, glass and detail handled by one crew with our own machines, not four bookings.

Scoped room by room

You get a written scope of what's being reset, so 'deep clean' means something specific rather than a vague promise.

Sized to the site

Weekend blitz on a small tenancy, staged across a week on a large one — planned around your operations.

The payoff

What you get out of it.

01

A real reset

The site goes back to a standard that routine cleaning can actually hold, instead of chasing a backlog forever.

02

Inspection ready

Audits, franchise reviews and compliance inspections stop being a scramble.

03

Cheaper maintenance after

A site at baseline costs less to maintain than one where every visit is fighting accumulated grime.

04

Evidence of condition

A documented deep clean is a clear record of the state a tenancy was handed over in.

How it works

From enquiry to first clean.

Five steps, no mystery. You know what happens next at every stage.

01

Request a quote

Send the site details or call us. No call centre — you speak to the people who run the crews.

02

Site assessment

We walk the site, note access hours, hazards and the areas that actually get dirty.

03

Tailored scope

You get a written scope and a fixed price. Everything included is on the page before work starts.

04

Scheduled cleaning

Your assigned crew starts on the agreed date and keeps the same faces on the roster.

05

Quality check-in

Your client manager reviews the site with you and adjusts the scope as the building changes.

FAQs

Deep Cleaning — your questions.

What's the difference between deep cleaning and regular cleaning?

Regular cleaning maintains what's already clean — surfaces, floors, bins, washrooms on a cycle. Deep cleaning goes after everything outside that cycle: high-level dust, inside cupboards, behind furniture, grout, vents, appliance interiors and full floor machine work. It's a reset, not a visit.

How long does a deep clean take?

A small office might be one long day with a crew of three. A neglected multi-floor tenancy or a large venue can run most of a week. We quote in crew-days after seeing the site, so the number you get reflects the actual condition rather than the floor area alone.

Do you work outside business hours?

Usually, yes. Deep cleans are disruptive by nature, so most run over a weekend or across consecutive nights. For occupied sites we can stage it area by area so no part of the business is shut down for long.

Can a deep clean lead into an ongoing contract?

It's the most common path. The deep clean establishes the standard, and the ongoing contract is scoped to hold it. Clients who go this way generally find the ongoing price is lower than it would have been quoting against a site in poor condition.

Will you tell us what can't be fixed by cleaning?

Yes, and it's worth having in writing. Some things are wear, damage or failed finishes rather than dirt — worn floor sealer, permanently stained grout, delaminated benchtops. We flag those with the quote so you can plan repairs separately instead of paying us to try.
